At Justin Henry Real Estate Advisors, we are committed to fair and consistent tenant screening. All applicants are evaluated using the same objective criteria in compliance with the Texas Real Estate Commission, U.S. Department of Housing and Urban Development, and applicable Fair Housing laws.

Fair Housing Notice

General Application Requirements
Each person age 18 or older who will occupy the property must:
Complete a separate application
Pay the required application fee (if applicable)
Provide valid government-issued photo ID
Consent to screening and verification
Incomplete applications may be delayed or denied.
Income Requirements
Applicants must demonstrate stable, verifiable income.
Standard Requirement
Combined gross monthly household income should generally be at least:
3x Monthly Rent
Example:
If rent = $2,500/month
Required gross income = $7,500/month
Acceptable proof of income may include:
Recent pay stubs
W-2 / tax returns
Bank statements
Offer letters
Retirement income
Self-employment records
Government benefits
Self-employed applicants may be required to provide additional documentation.
Employment Verification
Applicants should have:

Criminal Background Screening
A criminal background check may be conducted where permitted by law.
We may consider:

Recency
Relevance to resident safety or property risk
Criminal history does not automatically disqualify an applicant.
Potential disqualifying factors may include recent or serious:
Violent crimes
Sexual offenses
Property crimes
Fraud
Drug trafficking
Crimes involving weapons

Eviction History
Applications may be denied for:
Prior eviction judgments
Outstanding landlord debt
Active eviction proceedings
Older evictions with documented resolution may be reviewed case-by-case.
Occupancy Standards
Occupancy is based on:
Property size
Bedroom count
Local housing guidelines
Safety considerations
Typical guideline:
2 persons per bedroom, subject to reasonable exceptions.
Pets
Pets may be allowed only with owner approval.

Cleaning or damage costs caused by smoking may be charged to the tenant.
Guarantors / Co-Signers
A guarantor may be accepted in certain situations, including:
Limited credit history
First-time renters
Insufficient income
Guarantors must generally meet stronger financial criteria.
Application Processing
Applications are generally processed in:
1–3 business days, though timing may vary.
Approval depends on:
Complete documentation
Verification response times
Property owner approval
Application Fees / Texas Notice
Under Texas Legislature Texas Property Code, applicants are notified before paying any application fee that screening criteria include factors such as:
Criminal history
Previous rental history
Current income
Credit history
Failure to provide accurate information
If you do not meet these general criteria, you should not submit an application or pay any fees, as fees may be non-refundable except where required by law.
Accuracy of Information
Providing false, misleading, or incomplete information may result in:
