Aubrey, Savannah, Providence Village & Cross Oak Ranch: Christmas Events, Home Prices & the 2027 Housing Market Outlook
By Justin Henry, Broker/Owner — Justin Henry Real Estate Advisors
As we head into the 2026 Christmas season, homeowners throughout Aubrey, Savannah, Providence Village, and Cross Oak Ranch have plenty to celebrate. These communities continue to represent some of the most recognizable and family-oriented neighborhoods along the growing Highway 380 corridor.
But while our neighborhoods prepare for Christmas lights, holiday gatherings, and family traditions, the local real estate market has experienced some significant changes.
Home prices have softened since 2023, buyers have more negotiating power, and new construction continues to put pressure on existing homeowners trying to sell.
After more than 20 years working in North Texas real estate, I believe we're approaching an important period for buyers and sellers alike.
How Much Have Home Prices Changed Since 2023?
In several established neighborhoods along the Highway 380 corridor, we've observed home prices moving from approximately $350,000 in 2023 toward the low $300,000s today.
That represents an approximate decline of $45,000 to $50,000 over three years, or roughly $15,000 annually. These figures reflect a general local market observation rather than a verified annual MLS median-price series.
Illustrative Home Price Trend: 2023–2026
2023 — Approximately $350,000
2024 — Approximately $335,000
2025 — Approximately $320,000
2026 — Approximately $305,000
Illustrative estimates based on local market observations. Not verified NTREIS closed-sale medians. Actual neighborhood values and trends vary.
Not every neighborhood has experienced the same decline. Larger homes, upgraded properties, and certain sections of Savannah may perform differently from smaller homes in Providence Village or Cross Oak Ranch.
Your home's value depends on your immediate competition, not simply the Aubrey ZIP code.
Why Is New Construction Putting So Much Pressure on Resale Homes?
While mortgage interest rates receive most of the headlines, I believe new construction is one of the biggest factors affecting resale home prices along Highway 380.
Builders have advantages that individual homeowners typically cannot match. They can offer mortgage rate buydowns, closing cost assistance, appliance packages, and other incentives designed to reduce a buyer's upfront expenses or monthly payment.
Imagine a buyer comparing a $325,000 resale home in Providence Village against a new home priced at $340,000. If the builder offers substantial financing incentives, the new home could actually have a more attractive monthly payment despite its higher purchase price.
That's the challenge facing resale sellers today. Existing homeowners need to compete on price, condition, location, and presentation. Professional photography, strategic marketing, and understanding builder incentives are more important than ever.
Interest Rates, the Economy & the November 2026 Elections
Interest rates continue to play an important role in affordability, especially for first-time buyers shopping in the $300,000 to $400,000 price range.
With the November elections just behind us, greater attention is turning toward the economy, inflation, federal spending, government bond yields, and future monetary policy.
Mortgage rates are heavily influenced by longer-term Treasury yields and expectations about inflation and economic growth. Election outcomes may change those expectations, but neither political party taking office guarantees lower borrowing costs.
My outlook is cautiously optimistic. If inflation moderates, mortgage rates ease, and consumer confidence improves, we could see more buyers returning to the market in 2027.
That increased demand could help stabilize prices and potentially create upward pressure in some neighborhoods. However, new construction, inventory, and affordability will remain critical factors.
Christmas 2026: Celebrating Our Aubrey-Area Communities
One reason families continue choosing Savannah, Providence Village, Cross Oak Ranch, and Aubrey is the community atmosphere. The holiday season is an especially wonderful time to experience it.
Providence Village Christmas Celebrations
Providence Village has a tradition of bringing residents together through holiday activities, festive decorations, and community celebrations.
Residents can look forward to the Christmas season with opportunities to enjoy tree lighting festivities, seasonal markets, holiday parades, and family activities. Check the Town of Providence Village's official calendar for confirmed 2026 dates and event details.
Savannah Holiday Traditions
Savannah is known for its distinctive architecture, neighborhood amenities, and strong sense of community. Holiday decorations and neighborhood gatherings help make this an especially memorable time of year for residents.
Savannah homeowners should check their community and HOA announcements for scheduled Christmas activities.
Cross Oak Ranch & Aubrey
Cross Oak Ranch and surrounding Aubrey neighborhoods offer families the opportunity to enjoy the holidays close to home. From decorated streets to local seasonal activities, these communities continue to showcase the appeal of living along the Highway 380 corridor.
Community events remind us that a home is about more than its resale value. It's where families build relationships, celebrate traditions, and create lasting memories.
My Prediction for the Aubrey Housing Market in 2027
I believe the market is entering a period in which affordability, not just interest rates, will determine how quickly home prices recover.
Many buyers have been sitting on the sidelines because of higher monthly payments, insurance costs, property taxes, and broader economic uncertainty.
If mortgage rates improve and buyers regain confidence, some of that demand could return. However, I do not expect every neighborhood to appreciate at the same pace.
Homes that are properly priced, well-maintained, and professionally marketed should be in a better position to compete.
For sellers: The biggest mistake may be pricing a home based on what a neighbor received in 2023 rather than what comparable homes are actually selling for today.
For buyers: Today's market may offer opportunities that were much harder to find several years ago, including more choices, negotiating room, and potentially valuable seller concessions.
